Sarah represents developers, investors, lenders, syndicators, nonprofits organizations, and community development entities in structuring and closing a diverse range of transactions in communities across the country utilizing tax credits, government incentive programs, and impact finance initiatives.
Sarah works with clients to find creative, practical, and efficient approaches to structuring and financing transactions, utilizing tax credits, government incentive programs, and other financing sources, including: Historic Rehabilitation Tax Credits, Low Income Housing Tax Credits, New Markets Tax Credits, bond financing, HUD financing (CDBG, HOME), impact and community development financing, mixed public/private financing, tax increment financing, opportunity zones and opportunity funds, and sale-leasebacks and other long term leasing. In addition to her focus on structuring the acquisition and development of transactions, she also works with clients to provide integrated, full-service solutions in connection with the operation, leasing, and disposition of affordable housing, commercial, mixed-use, and residential real estate developments.
Sarah has extensive experience working with the IRS, state and local governments and taxing authorities, tax credit agencies, HUD, public housing authorities, state and local bond issuers, and economic development agencies. Additionally, she advises clients in the areas of tax, real estate, commercial transactions, secured transactions, and general business and corporate matters.
